The Low-Cost Way to Invest in Real Estate Rental Properties to Generate Monthly Income & Have Someone Else Pay for You to Own Those Properties!
Owning investment Rental Properties is a great way to secure your financial future and freedom! But to acquire a loan to purchase investment Rental Property, property that is not your primary residence, requires a 20% Down payment; thus a $100,000 Rental Property would require a $20,000 Down payment! And most folks don’t have an extra 20-Grand lying around! Ah, but there is a way around this obstacle!

Simply make the property your primary residence for the next 3 to 12 months! An FHA (Federal Housing Administration) loan only requires a 3 ½% Down payment for a primary residence; thus just $3,500 to purchase a $100,000 property! However, FHA does require that you live in the property for at least 12-months. A Conventional loan to purchase a primary residence only requires a 5% Down payment, thus just $5,000 to purchase a $100,000 property! A bit more of a Down payment than a FHA loan, but Conventional loans have no “must stay for” requirements; thus you could literally buy, fix-up and rent a property every 3 to 6 months! That equates to you owning 2, 3 or 4 Rental Properties in 12-months! We suggest a goal of owning 10 Rental Properties. Using Conventional financing, you could reach that goal in just 2 ½ to 5 years!

Yes, you have the headache of moving every 3 or 6 or 12 months; but consider the financial rewards: If the average value of each Rental Property is $100,000, in just 2 ½ to 5 years, or at the most 10 years, you will own $1-Million in Real Estate! And someone else is paying for you to own that property! The renters are paying your mortgage payments! When the mortgages are paid off in 10 or 15 or 30 years, you will own that $1-Million in property (plus the increased value of the properties) free and clear and it didn’t cost you one penny!

The perfect Retirement Plan: Each Rental Property should generate between $200 to $500 per month income above your mortgage, insurance and other expenses, thus immediately generating $2,000 to $5,000 per month once you have acquired 10 properties. This money may be used for daily living or, if you can get by without this extra income, use these funds to make monthly interest-only payments to pay down the mortgages quickly, say in just 7 to 10 years, instead of 15 or 30. Now, if each of the 10 properties generates an average rental of $1,000 per month, you now are receiving $10,000 per month! That is a great Retirement Plan! Plus, what a great inheritance to pass on to your kids!

Here are some suggestions on the types of properties to look for: Find a moderately priced residence in a decent neighborhood; a “fixer-upper” is OK too; in a minute we’ll show you how to get an extra $10,000 to $25,000 to re-do the flooring, kitchen and bathrooms if needed, along with perhaps some landscaping for curb appeal. Duplexes, Triplexes and Quadplexes are the best, because you live in one and immediately rent the other(s), which allows you generally to live for free, maybe even with immediate positive cash flow/income! Condos can also be good, because you can buy 2 Condos for the price of 1 small house; but be careful with Condos! FHA will not lend on a Condo unless the entire Condo complex is on the FHA’s Approved Condominium List. Even Conventional mortgage lenders may shy away from lending on some Condos due to the bureaucracy of Condo Owner Associations. And many Condos do not allow rentals. So do your homework. Houses in low to medium income areas make great rental properties because folks in that income range often don’t save up even the 3 ½% FHA loan requirement, thus they remain renters. Plus, unlike higher-income properties, low to medium income renters are less “fussy.” Also, folks at retirement age living on fixed incomes usually are looking for a lower price rental that is in nice condition, and retirees make great renters because they don’t move as often as younger folks and families. do.

How to get $10,000 to $25,000 to renovate each property: Both FHA and Conventional loans have Renovation Loans available, which attach to the general mortgage loan. Once you find the property you wish to purchase, before you finalize the primary residence mortgage loan, you hire licensed contractors to provide Bids for the renovations you plan to perform. These Bids are submitted with the mortgage loan application, and the property appraisal takes into consideration the value of the property after the renovations are done, and the mortgage lender adds the renovation costs to the loan. When the purchase and loan are completed and you take possession of the property, the renovation work by the contractors begins and funds are dispersed as the work progresses in the form of a check made payable to both you and the contractor. When all work is complete, a final appraisal is performed to ensure the work was completed. Without you having to have prior funds available for the renovations, you not only have increased the value of your property, but you also now have a brand new looking rental property that will rent quickly and bring a good rental amount due to the new condition! A good Mortgage Broker will help you acquire the Renovation loan along with the general loan.

Renovation suggestions: With rentals you definitely want to remove any carpeting, especially if the renters may have children or pets; but regardless, carpeting gets filthy dirty, has to be cleaned in between renters, but even cleaning doesn’t make carpeting look brand new. When deciding what to replace the carpeting with, consider that wood and laminate flooring are subject to damage by water in kitchens and bathrooms, or from spills. The best rental flooring choice may be tile throughout the property; it looks great and is durable. Because the grout between the tiles does soil, you should choose a medium to darker color tile and grout. If you prefer the look of wood flooring, there are now rectangular shaped tiles that look just like wood. If you decide to use tile in the kitchen and bathrooms, but want wood floors in the other rooms, “Engineered Wood” flooring is about 1/3 the cost of Hard Wood flooring and is actually more durable, especially in moist humid climates like Florida; but can be a good flooring choice anywhere.

Everyone loves granite kitchen counter tops, so upgrading to granite is a worthwhile renovation. If kitchen appliances are old, replace with new. Make sure bathrooms are clean and modern looking. And of course a fresh coat of paint throughout makes any place look brand new! A couple new palm trees in the front and back yards and flowering plants can give your rental great curb appeal and an enjoyable back yard experience. If you need some color, décor or landscaping ideas, visiting some nearby model homes is a great way to get ideas on current flooring, kitchen, bathroom, paint and landscape trends.

Of course, you are now in the “property management” business, so if you are not a handyman, you will need one to fix broken toilets, kitchen faucets, etc. You will also want to purchase a home maintenance warranty that covers the costs of large ticket item repairs/replacements, such as Air Conditioning units, Water Heaters, etc. These warranties are fairly reasonably priced and you simply add the costs into your monthly rental fee.

There you have it! A viable Real Estate investment strategy that can make you a Millionaire in just 2 ½ to 5 years, even if you acquire just one property every 12 months, then in just 10 years; with immediate monthly income, plus a longer-term $10,000 per month income Retirement Plan!

Stock Market Crash on Sept. 11, 2015 & Tsunami to Hit U.S. East Coast Prophecies

Friends, I am Predicting – not “prophesying” based on a special message I received from the Lord, but “predicting” based upon the Biblical “principle” of the “Shmitah” – the Hebrew word in Deuteronomy 15:1, where God commands that on the final day of every 7-years there is to be a “release of debts.” Deuteronomy 15:1 “At the end of every seven years you shall grant a release of debts [Heb. shemittah]. Since Man is not obeying God’s command, God is causing a wiping out of financial accounts via a single-day 7% Stock Market Crash which begins a months or years long economic collapse as Judgment for Man’s Sin in the hope Man will repent & return to God & His Son Jesus Christ/Messiah – God did this on the very day of the Shmitah on Monday, September 17, 2001, the final day of the Shmitah/Sabbatical 7th-Year (Jewish Feast of Rosh Hashanah – Feast of Trumpets & beginning of New Civil Year – beginning at Sundown) when the Dow Jones Industrial Average fell 684 points, 7.1%. 7-years later to the very Day of the Shmitah, Monday, September 29, 2008, the DJIA dropped 777 points in 1 Day: 7%. The Shmitah is coming again on Sunday Sept. 13, accompanied by a Solar eclipse (Sign of God’s Judgment against Gentile Nations according to Rabbinic tradition), with Rosh Hashanah beginning that Eve at Sundown & beginning the 70th Jubilee Year in human history – the every 50-year Restoring of all lands & inheritances to their original owner – the last 2 Jubilee’s 1917, Israel regain Palestine as their native homeland via the British Balfour Declaration when Britain recaptured the Land of Palestine from Muslim Turkish control and encouraged Jews to begin returning to their God-given homeland. Then again 50-years later during the next Jubilee in 1967 Israel Recaptured Jerusalem as their God-given Capital. What will Israel “Recapture” this Jubilee? Sept. 2015—Sept. 2016? I believe & predict that an Earthquake will destroy the Muslim Mosque currently occupying the Temple Mount and Israel will re-take control of the Temple Mount and begin to build the 3rd Holy Temple as prophesied in Ezekiel chapters 40—48. This Shmitah & beginning of the Jubilee is followed 2-weeks later on Sept. 28, 2015, on the Feast of Tabernacles, with the Final of 4 “Blood Moons” a Tetrad (4 consecutive) Total Lunar Eclipses which fall on Jewish/Biblical Feast Days (according to rabbinic tradition Blood Moons are a sign that war is coming upon Israel—which was fulfilled last year in Israel’s war with the Palestinians when Israel uncovered the dozens of tunnels the Muslims had built planning to attack Israel through them—but is more war yet to come, as prophesied in Ezek 38-39, with Iran & Russia?).

Now let me please be very clear, just because God brought economic Judgment on the Shmitah in 2001 & 2008, that does NOT mean He will do it again this time in 2015, but He may; and America has become even more sinful over the past 7-years, so this Stock Market/Economic Crash may be the biggest in history. But since the Shmitah falls on Sunday, Sept. 13, 2015, when the U.S. Stock Markets are closed, if God does repeat His Shmitah Judgment, He will be doing it either on Friday Sept. 11, or Monday Sept. 14, 2015.

In addition to economic collapse, there are many Christian Prophets prophesying that a Tsunami, possibly caused by an asteroid, meteor or comet hitting the ocean, is going to hit the East Coast of the U.S., Caribbean, Central & South America & Europe, and I provide you 3 different Prophets prophesying this below. Many Prophets are also prophesying that Obama will institute Marshall Law in America, possibly even suspending the Nov. 2016 Presidential Election. As with all Prophecy, we must “judge” & “test” all things – do they agree with Scripture? And the ultimate proof being whether or not they come to pass (Deut. 18:18-22; 1 Cor. 14:29; 1 Thess. 5:20-21).

These prophecies all speak of this being a time of great soul-winning for the Church of the Lord Jesus Christ, and as God protected the children of Israel in Egypt during the 10 Plagues He will Protect & Provide for His Christian Believers during these events, and that America will come out the other end as a nation that has returned back to God.

This first Tsunami Prophecy video from Efrain Rodriguez was published in July, 2014, and therefore the “7-month” time table for the event to occur was incorrect, but that does not mean the prophecy is wrong—Efrain may have simply misinterpreted the timing or God may be postponing this Judgment due to people repenting in Puerto Rico, as it is written: 2 Peter 3:9 The Lord is not slack concerning His promise, as some count slackness, but is longsuffering toward us, not willing that any should perish but that all should come to repentance.

Trifecta of Events in Middle East on this day, Jan. 23, 2015, Cause Chaos & Concern, 1-day After President Obama Declares “We’ve turned the corner!”

Breaking News: Today, January 23, 2015, a trifecta of events have occurred in the Middle East causing chaos and concern just 1-day after President Obama in his State of the Union address declared that “we’ve turned the corner,” in other words, “everything is alright!” Really Mr. President?

News is breaking that Yemen’s government has fallen to Iranian backed “rebels” resulting in anarchy throughout the country. Yemen was the “bright spot” President Obama declared in his Middle East policy and would be a “road map for the future!” Oops!

Simultaneously, news is breaking that Saudi Arabia’s King Abdullah has died at the age of 90 – the Muslim King that Obama bowed down to in submission to Islam and Islam’s King Abdullah (Saudi Arabia is the birthplace of Islam about 630 A.D., therefore Saudi Arabia’s “King” is the King of Islam. Abdullah’s death may result in a power struggle in Saudi Arabia, which may in turn impact our wonderfully low gas prices.

Yemen’s government falling and King Abdullah dying the same day does not bode well for Middle East “stability.”

Also breaking today, after President Obama declared yesterday in his State of the Union Address that, if Congress passes tougher economic sanctions against Iran, he will Veto that Bill, Israel release brand new satellite images of Iran’s new Inter-Continental Ballistic Missile on the launch-pad outside Tehran, capable of hitting all of Europe and possibly the United States with Nuclear Warheads! Just makes you feel all warm and fuzzy inside, doesn’t it, knowing that our Muslim-loving, America-hating, Israel-hating “President” is at the helm.

Robin Williams is Burning in Hell unless he became a Born-Again Christian before he died – which seems unlikely since he killed himself.

This is the harshest and meanest-sounding Headline I have ever written and may cause some who follow me to unsubscribe, but before you delete me, please give me an opportunity to explain- for, unfortunately, this Headline is TRUE, not because I say it’s true, but because God says it’s TRUE! And it is Eternally important that we discuss this issue, because the vast majority of humanity is ignorant of the TRUTH – ignorant of Reality and are therefore living in a delusion that has Eternal consequences! It’s too late for me to help Robin Williams, but perhaps I can Save you from the same fate he is suffering right now.

The vast majority of people think when someone dies that they automatically go to Heaven. But that is absolutely NOT TRUE! The Fact is, the vast majority of people who die go to Hell! The Bible clearly and indisputably teaches that ONLY Born-Again Christians go to Heaven. Read on for the proof…

The sad passing of Robin Williams this week has brought comments and condolences from many in Hollywood; though their statements are well-intended, they simply aren’t TRUE.

For example, Henry Winkler commented: “Robin Williams was like no other…To watch him create on the spot was a privilege to behold…Robin you are an angel now!!! REST IN PEACE.

Winkler’s comment, “Robin you are an angel now” simply isn’t TRUE! Even Born-Again Christians who go to Heaven don’t become angels – angels are a different order of God’s creation than Man –

3 When I consider Your heavens, the work of Your fingers, The moon and the stars, which You have ordained,
4 What is man that You are mindful of him, And the son of man that You visit him?
5 For You have made him a little lower than £the angels And You have crowned him with glory and honor.

Though God made Man in His own image and has given us Dominion over this planet and everything in it, yet we are made “a little lower than the Angels” whose dwelling place is in heaven with God, though Angels travel back and forth from Heaven to Earth to minister to the heirs of Salvation (Hebrews 1:14).

Kirstie bids him, “Rest a while.” Winkler bids Robin, “Rest in Peace.” But if Robin Williams did not become a Born-
Again Christian before he died, then he is not resting in peace, but being burned alive in the Fires of Hell where there is NO REST & NO PEACE!

15And anyone not found written in the Book of Life was cast into the lake of fire.

But you say, But Robin Williams was a “Good Man” who gave much money to charity, visited sick children in hospitals and visited and entertained our troops and those returning from war wounded.

Yes, all that is true, but any “good’ we do is merely our “duty,” it is what is EXPECTED of us by God, and our good deeds cannot earn us the right to go to Heaven! As The Lord Jesus declared,

Luke 17:10 (KJV)
10So likewise ye, when ye shall have done all those things which are commanded you, say, We are unprofitable servants: we have done that which was our duty to do.

Compared to Hitler or Charles Manson you could say Robin Williams was a “good man,” but compared to the Lord Jesus Christ, Robin was a Sinner! You see, just like you, Robin had told a lie or two in his life, which makes you and him a Liar! You and Robin also have stolen a thing or two in your life which makes both of you a thief! Jesus said, if you lust after a woman in your heart, then you have committed adultery in your heart, which makes Robin and you both Adulterers! You and Robin have used God or Jesus Name in vain as a curse word, which makes both of you Blasphemers! So Robin and you are Liars, Thieves, and Adulterers & Blasphemers! And that’s only 4 of the 10 Commandments! But no need to go further! You see, the Bible clearly declares that EVERYBODY is a SINNER & therefore Deserves Death & Damnation in Hell!

Romans 3:10, 23 (NKJV)
10As it is written: “There is none righteous, no, not one;
23for all have sinned and fall short of the glory of God,

Romans 6:23 (NKJV)
23For the wages of sin is death, but the gift of God is eternal life in Christ Jesus our Lord.

Thank God for the “Gift of God” which is “Eternal Life in Christ Jesus our Lord!” You see, there is ONLY ONE WAY to be Forgiven of Your Sins & Receive God’s Gift of Eternal Life and that is by being Born-Again by Faith in The, Crucified for Sins & Risen Again, Lord Jesus Christ! Jesus said You Must Be Born Again to Enter Heaven!

John 3:3-7 (KJV)
3Jesus answered and said unto him, Verily, verily, I say unto thee, Except a man be born again, he cannot see the kingdom of God.
4Nicodemus saith unto him, How can a man be born when he is old? can he enter the second time into his mother’s womb, and be born?
5Jesus answered, Verily, verily, I say unto thee, Except a man be born of water and of the Spirit, he cannot enter into the kingdom of God.
6That which is born of the flesh is flesh; and that which is born of the Spirit is spirit.
7Marvel not that I said unto thee, Ye must be born again.

So, how can we be “Born Again?” “Born of the Spirit?” Jesus answers that question just a few verses later in His discourse with Nicodemus:

14And as Moses lifted up the serpent in the wilderness, even so must the Son of man be lifted up [on the Cross]: 15That whouoever believeth in him should not perish, but have eternal life.
16For God so loved the world, that he gave his only begotten Son, that whosoever believeth in him should not perish, but have everlasting life.
17For God sent not his Son into the world to condemn the world; but that the world through him might be saved.
18He that believeth on him is not condemned: but he that believeth not is condemned already, because he hath not believed in the name of the only begotten Son of God.
19And this is the condemnation, that light is come into the world, and men loved darkness rather than light, because their deeds were evil.
20For every one that doeth evil hateth the light, neither cometh to the light, lest his deeds should be reproved.
21But he that doeth truth cometh to the light, that his deeds may be made manifest, that they are wrought in God.
36He that believeth on the Son hath everlasting life: and he that believeth not the Son shall not see life; but the wrath of God abideth on him.

Come to The Light – Come to The Son of God Jesus Christ by Faith in His Death for Your Sins & His Resurrection from the Dead – and You will find Forgiveness for Your Sins and You will be Born Again! You will become a Born-Again Christian! Because ONLY Born-Again Christians Enter Heaven! EVERYBODY else goes to Hell! That’s the TRUTH! That’s REALITY! Choose this Day Whom You will Serve!

Romans 10:8-10 (NKJV)
8But what does it say? “The word is near you, in your mouth and in your heart” (that is, the word of faith which we preach):
9that if you confess with your mouth the Lord Jesus and believe in your heart that God has raised Him from the dead, you will be saved.
10For with the heart one believes unto righteousness, and with the mouth confession is made unto salvation.

Romans 5:1-2 (NKJV)
1Therefore, having been justified by faith, we have peace with God through our Lord Jesus Christ,
2through whom also we have access by faith into this grace in which we stand, and rejoice in hope of the glory of God.

God says to You: “I set before You Today Life or Death, Blessing or Cursing, Heaven or Hell!
Choose Life, Choose Blessing, Choose Heaven By Believing in My Son Jesus Christ & Calling Upon His Name to Forgive You of Your Sins & to Come & Live in Your Heart that You may be Born Again!”

Whose Side are You On – Israel’s or Hamas’s? Be Careful Which You Choose!

This week, regarding the current war between Israel & Hamas, several Democratic Party politicians including Hillary Clinton & Head of the Democratic Party Nancy Pelosi, have publicly made erroneous statements in support of Hamas, including Pelosi calling Hamas a “humanitarian organization. In addition, Actors like Penelope Cruise & Pop Stars like Madonna, have directly denounced Israel for defending herself against the attacks of the Islamic Terrorist Movement Hamas.

May I give you a quick lesson in Bible 101 – All people who side with Israel in this current conflict will be BLESSED by God & all people who side against Israel shall be CURSED by God! Be very careful whose side you choose! May I remind all Democratic Party politicians, actors, pop stars & you – your arms are too short to Box with God!
